is to have a top notch real estate lawyer. If you're confident enough in your own abilities while buying/selling, a realtor isn't a necessary piece of the puzzle, but has always been a highly-paid one, even when deals are done quickly and are straightforward.

Now, for those who want a realtor by their side, no problem. But there should be more flexibility there. Private deals exist, but they are a very small minority. There should be a detailed fee for service structure, where you use the realtor as much or as little as you choose. That would help a lot, IMO.
