New renter protection laws start in Washington

As of Sunday, hundreds of new laws went into effect for Washington state – and one of the more talked about changes involves new protections for renters.

Gone will be the days of the 3-day pay or vacate. That rule will be replaced with a 14-day pay or vacate.

The idea behind the change is to give people more time to come up with the money and not have to worry about being without a home.

The other big change is the notification on rental increases. That expands from 30 days to 60 days, unless you live in subsidized housing.

are renters being kicked out for failure to pay.

They are desperate, broke, and about to be homeless.

For those who get paid on the 3rd that is hard. I had it set up so the bank sent out a check on the 5th and it never failed to reach my landlord by the 10th ( grace period day. ) It was out of sight and mind. Now I am going to have to make sure I get to the bank on the third ( unless it is a weekend ) and get a cashier's check. It is going to make timing much harder. When this was first announced a month ago it was going to be the 3rd that was going to be the grace period day but enough of the low income and subsidized housing managers were able to move it to the 5th making it somewhat easier.

If they had not been able to change the date a lot of people would have been getting eviction notices before they were able to pay. They would be able to pay but not always by the third. So there would have been a lot of people with late payments every month and an eviction notice hanging on their door. That would have a negative effect on their credit and ever getting into a new rental.

The managers of my apartment complex were mad when they got this information and went into immediate action to see if they could change anything. They started attending meetings with a lot of other managers in the state and were able to come up with the 5th.

It is still going to be a rush to get the rent on time but it will work.

Sometimes something that is done to help people backfires and makes it worse for them.
