I'm about to get an estimate on replacing my furnace, AC and water heater. This place comes highly recommended by my cousin, so I hope what they tell me doesn't make me gasp. At least not TOO loud. This is my first step in getting this house ready to put on the market.

(26,305 posts)I'll probably be here another year, depending on how the market moves. And the water heater - who knows when that was installed. This was my uncle's house, and after he died, my aunt was of no help in figuring things out.

(26,305 posts)It has to be replaced ASAP. And I've already had to have the furnace serviced. At that time, I was warned it is on its last legs. And that warning was not followed up with a sales pitch. Being as the average lifespan of a furnace is 15-20 years, I'd say having this one last 31 years is not a bad run.

(53,922 posts)the biggest one. What part of the country are you in? From your description the furnace might need to go, especially if you're in a cold climate.

(26,305 posts)That's pretty much what I'm anticipating. THANKFULLY, I have money set aside to get things in this house repaired, replaced and updated. Next is to paint and then rip out the truly hideous carpet (including shag) that is covering the beautiful oak floors. My goal is to drag this Brady Bunch style house into the 21st century.

(26,305 posts)My uncle had the carpeting installed because my aunt had epilepsy and tended to fall. They even carpeted the kitchen!!!! I'm going to replace that with vinyl.
But even my mom put carpeting over beautiful oak flooring! I think maybe they thought it was classier. Give me a beautiful wood floor with equally beautiful area rugs, any day. I have a big Persian rug that I inherited from another aunt, and it's been rolled up, for years. I can't wait to bring it out.
My niece and her soon to be husband are going to come up, early Summer, and spend a month with me, just working on this house. I am SOOO excited!! I'll get the painting done, before they get here. I'm thinking that by the time I get done fixing this place up, I'm not going to want to sell it!
