Smart transit-based housing development plan in San Francisco

3 teams vie to build Transbay housing

The San Francisco Redevelopment Agency has chosen three developers to compete for the job of building housing near the new Transbay Terminal transit hub.

The development teams are scheduled to be informed today that they will be invited to submit detailed plans to build one 550-foot tower and two shorter adjacent buildings on three lots at Folsom Street between First and Fremont streets.

About 150 of 600 new housing units must be sold or rented at prices affordable to those earning below the area median income.

The price of the state-owned land has not been made public, but its sale will help fund the construction of the new Transbay Terminal Center, which has been estimated at just over $4 billion. The terminal is scheduled to be completed in 2014. High-speed trains may come by 2018.

Three teams - each composed of a private builder, a nonprofit housing corporation and architects - submitted preliminary plans and all will be invited to move to the next round of competition.

AvalonBay Communities Inc. of Alexandria, Va., partnered with the Bridge Housing Corp.; Golub Real Estate Corp. of Chicago is teamed with Mercy Housing; and San Francisco-based Avant housing is working with Citizens Housing Corp.
