First time housing assistance
My good friends are trying to purchase their first home. It's a sell by owner and is a really good buy. They know nothing about buying and don't want to get fleeced. What are good resources to get great buying/financing information? Online and/or phone assisted.

1. Wells Fargo just offered us a lower rate to refinace with them,
and they said they would not charge us to appraise the house, and or any closing costs. Maybe they could call them and talk to a mortgage specialist there.

2. most states have assistance for 1st time owners
Tell them to do a google search on their state and 1st time home buyers. For instance, Maryland has a program, outlined in http://www.mmprogram.org/
