Any commercial lease people here?...
We signed our business property lease with Company X, being managed by Company ABC. We mailed our rent to Company ABC. About a year in, we got a notice that we should mail our rent to Bank XYZ. Company ABC no longer existed and we were then managed by Company DEF. A one page lease change was sent. A few months in, Company DEF started asking for records of our rental payments, saying their records did not match the bank records. I sent them check numbers and records of when the checks cleared. Next month, same thing. Then a few months later, I get a notice that yet another company has taken over property management (same people though) and they continue to ask for records.

Why would they not know the amount? Someone at the bank gets the money. Ok, so maybe the property is bank-owned. But why would the management company not get accurate records from the bank? Why is it up to me to prove to them what I have sent every month? I am annoyed because they always send an invoice with an incorrect amount of money owed and then ask me to give them my records. Our rent has not changed so they should know what we send them.

Anyone with any insight?

1. Check your lease to determine if there is a requirement to provide the requested information.
If there is you have no choice. If not advise the mngt. co. that no further information will be sent them unless they can cite the specific lease language that obligates you to do so.

2. There isn't but they will just change the lease...
whenever I ask for something in writing, they make something up on behalf of the landlord. It's cockamamie!

I'm just stumped as to why they need to know every month and why the bank can't provide accurate records.
