1. DUzy!!!!

Seriesly, the farther inland you get from SF, the better. People have even been known to commute "over the hill" from Stockton and Modesto (Bay area people flooding in there has made them among the country's foreclosure capitals). Sacramento is also considerably less pricey than SF, Oakland and vicinity. In the immediate Bay Area, the interior East Bay has some values, relatively speaking.

2. Check out the footthills....
Anywhere from Grass valley to Sonora. Houses are relatively cheap, excellent weather, good air quality, little crime, becoming less wingnut every year as more blue than red folks retire up here. The downside is that you need a good car because big cities are 45 minutes away from most livable foothill locations. I live near the Ironstone Winery Ampitheatre......... Talk to a local realtor. If you want city wanter and sewer, look in town. Unless you want/can afford horses/livestock etc, the further out you go, the more you have to deal with well water, septic systems etc.

3. why do people assume that NorCal means Bay Area?
Can't it also mean Redding, or Weed, or any little podunk town where property might be reasonable?

4. Good point
but of course there are FReepers to contend with up there. (Come to think of it, Fresno, home of RimJob and FR, could be considered part of NorCal.)

5. Nevada. Maybe Oregon...
:)

Where in California are you thinking? There are plenty of reasonable places, pricewise, but they may not have the amenities you want...

6. both Nevada and Oregon are hit hard by recession.
Las Vegas is a wasteland, I read. Oregon's unemployment is very high. I've seen some beautiful farm properties going for reasonable prices, tho.

7. Rent or buy?
There are some amazing deals out there right now in housing outside the immediate Bay Area. Problem is they tend to be in areas that are having jobs issues as well.
