Good Wednesday Morning, Crew!

:donut::hi:
Welcome to the "Hump Day" edition of the Early Morning Crew thread! :bounce: Once we get past today, we'll be on the countdown to the weekend! And this one...even I have off! :woohoo: I hope your Tuesday was a good one. It seemed to me to be forever long, but it finally ended and here we are!

I saw a townhouse yesterday morning that I really liked! I took several pictures and I'll post a few of them shortly so you can see it too. I thought, going into it, that the townhouse had more square footage than the apartment we are in now has. I thought our apartment was 890 Sq.Ft. The townhouse has 923, so that's gaining some space...but on double checking...our apartment has 980, not 890. I thought, as I was looking at the place that it was awfully small. Turns out it is way smaller. x( I have several other places to see, and these ARE bigger, so I'll let you know about them as I go through with my realtor.

I've been waking up early, but I do manage to get back to sleep very easily most of the time.

Lots of it is the birds in the garden shrieking and wailing at ungodly hours of the morning. :eyes:

I think I finally switched Mildred off at about half past 12 - quarter to 1. Not so good for getting up for work.

On the plus side, when I appraise homes, a 980 sq. ft. home is considered similar to a 923 sq. ft. home. I don't make and adjustment for area less than 100 sq. ft. in difference. How was the kitchen? I am huge on kitchens! :hug: :hi:

If you end up liking this place, go to the city assessor's and pull the field sheet. That's the fact file for the home. It will have the actual sq. ft. from measurements.

I keep checklists. I never know what I'm looking for, but when I see it I know it. I keep a note pad of all the things I would like in a house so I don't get dazzled by it all. :)

I'm sorry that the townhouse was too small. You're going to have lots of fun looking. My house was 1,800 of living space before we started the conversion of the poolroom into a livingroom. 900 sq ft sounds so small to me but it's great when you're in love.

42. I like the porch, Clintmax! Is it a one bedroom? Is the upstairs open,
loftstyle? The reason I asked this is because I appraised a condo like that a few months ago and I was just thinking about it this morning. That would be weird if the floorplan was the same as the one I was thinking of. It's cute!

Rolled up into a little ball ... that's why they call them pearls. Of course, the balls open up when you pour water over them. They're REALLY good! I'll make sure we have a good supply of them. :D

as wonderful as the last one we saw, but I'll make do. It was the perfect home for us. We settled for this one, and I guess we'll have to settle for another. But, as the saying goes, unless you build it yourself, nothing is perfect.

We are listing next week. I didn't want to, but people don't realize that they can entertain other offers under a contingency, and the two we looked at were bank owned and they rarely take contingent offers. :)

I wouldn't give up yet. When we were looking for land, we couldn't find anything we liked. Then we found one that would do ... right size, right price, right orientation. We probably would have bought it but we had one more too see and it was THE ONE. I hope you find something that makes the other two look like shacks. :D

Ha -- even building it yourself doesn't get you perfection. After this house was finished, we swore we'd never build another one. But here we are, doing it again. :rofl:

I think it's a good idea to list it soon. It took us 77 days to get an offer on ours. I know that's not long in a normal market, but coming out of the hot market we had last year, it was tough on the nerves.

The one we saw was just so perfect that, after years of doing this, I know I won't find another like it at that price. It was perfection. Maybe, in a few years, it'll be on the market again. I plan to watch it, because it truly was our house. You know, the one you can picture yourself living in?

MrG's aunt is an agent. And we're listing ours contingent on finding our own home. By God, I'm going to stick a contingency in there somewhere. :rofl: :hug:

I think it's adorable! Too bad it's too small! The good thing is that now you know there's something out there that you can fall in love with. And I'm sure there will be more! :woohoo:

I don't really hate packing, although it was tough doing the outside stuff. The books are easy if you use book boxes (they're small). Our bookshelf is just the right size so that one shelf full fits into a box. That'll make them easier to unpack, too! We'll have 15 boxes from this shelf and then another 3 for the photo albums. The cabana room is all done -- looks like a warehouse now, especially with the mattress leaning up against the wall. :rofl:

I'm hoping to get a break today and sit in the pool for a while if the weather holds. That really eases the aches and pains.
