What does a Golf Course do to property values?

What does a Golf Course do to property values?
I would assume it would be a positive. Am I wrong. I just found out that a Golf course and a recreational boat launch are going to be built within a few hundred yards of my home on some vacant farm land that lies next to a major river. Currently the land is leased farmed and the current owner is majorly annoying in that he grows corn and uses air cannon to keep the birds at bay. During the months of July thru Oct I feel like I am living in Baghdad with the cannons going off every 10 seconds or so. I know farming is valuable but this guy is an ass and I will definitely not miss the booms.

What do you guys think?

2. Not an expert, but I think it depends.
I imagine that access to a golf course is a plus, unless there is an increase in traffic or some other nuisance. But since there's already an air cannon - should be okay.

If I were you, I'd call a local realtor for an informal opinion.

3. I would think
that it would be extremely positive. However, I would be concerned about parking lots and traffic patterns (especially to the boat ramp). Is it going to be a private course or a public course?

4. Not sure
The boat access is about 2 blocks away and then about 200 yards to river where parking lot will be. It seems the only hassle I will have to deal with is the construction noise.

5. Well if you are right on the course
like adjacent to a fairway, start counting your money. In any case, just being close to the course is a selling point to any potential buyer so the value will go up.

I will be adjacent to some fairway not sure if it will be the eight or the 18 hole. Really money? Not plannning on selling anytme soon but it's nice to know that it is is a positive.

8. Well if you are adjacent to a fairway--beware
If your house or you are damaged you need recourse. You need to consult with local gov't. and or an attorney to make sure the course is liable for any damaged caused by wayward tee shots.

9. On the bright side you will never have to buy golf balls again
you will have tons of them as time goes on.

7. It all depends on what hole you are in....
Seriously, it all depends on if it is a private or public course...

As much as I hate to say it, that will definitely have an impact....

10. Well, all I can tell you is where I live....
The only place that is more expensive is on the mountain or right next to the mountain. Golf course properties are the next "best" thing. Just my prespective..........(Colorado)
