Landlords...
What has been your experiences, +'s or -'s. Mine is currently good. Things are kept up and kept in good repair. My one bedroom, one bath is $435 which includes all utilities and a washer and dryer in my apartment. Any other voices of opinion? Thank you.

1. Moved into my shabby 3bdrm apt 6 years ago. $695.00 a month.
Now its $1,150.00 a month. No great amenities either. No AC, no dishwasher, inadequate wiring and hot water,no pool,...no nothing!

4. that bites
my house payment is $225. I have about 1000 square feet for me an my three dogs and 3/4 of an acre yard to mow. No snow shovelling though since I am so far south. I have a dishwasher that I have not used in the almost four years I have been here. My window a/c has a hard time keeping up with this southern heat. The other day I was awakened after less than five hours of sleep when the ceiling fell in. So I have a leaking roof that I need to deal with, but I cannot imagine paying that much even if I could afford it.

6. SoCal housing is ridiculous!
I'm totally priced out of the buyers market. Average home is $600,000.00 here.

8. you could just about buy the whole city of Russell, Ks for that
okay, maybe just 1/10th of the residential property.

2. good and bad
usually good when it was a little guy who had some investment property and I wasn't living in a college town. Bad in college towns. Almost always.

3. Interestingly, I had a bad landlord only once.
And that was in a college town!

The best landlord I ever had was the one my husband and I rented a duplex from when we were first married. Like you said, he was a little guy with his investment property, and he treated us like gold.

5. my only rental house experiance - bad landlord
we were woken up at about 5 am one morning by this loud 'crash'. got up to investigate. the ceiling over the toilet had fallen in. apparently the roof had been leaking for a while and the rain that night was the straw that broke the ceiling. we called and left a message at the office right then. the inside of the exposed ceiling was moldy and gross and i was scared something was going to fall out on me. we kept an open umbrella over the toilet to keep it dry (was still raining) and when you had to use the facilities, you had to sit there (or stand if a guy) holding the umbrella over your head with one hand. it rained for about 3 days.

the landlord wouldn't return our call. after about 4 days and millions of calls we sent a registered letter stating we would not pay rent until it was fixed (kinda). even though this isn't allowed by law, i guess he didn't know it.

that is when i decided to buy a damn house.

7. I'll tell you a tenant story
Once I had a tenant who decorated his walls with nude gay S&M photos of himself.

That's one way to keep the landlady out :)

9. I've never had a good landlord.
They've wanted me to do repairs, painting, etc., and give them receipts minus rent. And I got screwed every time. In one apartment, while in college, I wasn't getting enough heat in the winter. I called the landlord and got his wife. She said, "Honey, when I get cold I bake cookies."
