Signed my life away and everything!

I spent the last couple hours buying tools and other home-improvement-related activities.

Oh, the home improvement-related activities never end. Before you know it you will want to paint a bedroom, or add a ceiling fan, or tile a bathroom. Actually, for some (myself included) that is much of the fun. No more throwing away money on rent, now just throwing it away for interest :) Oh, you will be shocked by how much money you spend on little things, like bath matts, kitchen stuff. Either way though, home ownership is great and you will love it like most home owners. As my Dad always tells me, it is my little piece of America (assuming your live in the USA)...Kevin.

like having kids, it seemed like the thing to do at the time. i guess i'm glad i did it, but the to-do-list is just so much of a pain. then again, there is a piece of land on my block that is listed for 5 times what we paid for this house 17 years ago, so at least it was smart financially.

I hate that.

I tried EVERYTHING I COULD to NOT close on Friday the 13th.

Just joined the ranks of homeowners myself last July, after living in apartments all my adult life. I still have to remind myself that I actually have a backyard!

The headaches are mutiple, the taxes are heart-and wallet-breaking, the mortgage is nightmare-inducing, but there is nothing -- nothing -- like owning your **own** home.

Congrats, GiE -- now, go easy on those renovation projects, and mind the budget! :toast:

1. Changed the door locks.
2. Added weather stripping to the front door.
3. Changed one of the shower heads.

After Agent Orange in the 'Nam, I am very careful about herbicides and pesticides. However, I did pull out the bug poison this morning to squirt a BIG black widow spider under my eaves. I also have a ground nest of yellow jackets to deal with. My dad (a retired entomology professor) said to use Sevin dust after dark. After dark because all the yellow jackets are checked in for the night.

39. Congrats! Here's a serious suggestion:
Took me a while to figure this one out, but it's a lifesaver now. Open up a second savings account and place $50 to $75 a month in it (or as much as you can afford if that's too much). Force yourself to do this every month, as if it were the electric bill or the gas bill, and DO NOT touch the money except in cases of homeowner emergency.

Remember, as a homeowner, if your toilet explodes, you pay to fix it. If your hot water heater conks out, you pay to fix it. If a water line breaks, you pay to fix it. I personally put $100 a month into my house emergency fund, and it really takes the stress out of those horrible homeowner "what-if" scenarios. When my heater died last winter and the repairman handed me a $1600 repair bill, I didn't sweat it because I had about $2500 in my repair fund. When my son tossed a baseball through our front picture window, I didn't stress over the $600 repair bill for that one either, because I knew I had the money. In the "old" days, on the other hand (before I started saving), I'd stress out over every little repair, trying to figure out how I was going to budget them as they came up. This habit has eliminated that stress, and is useful for covering all but the biggest repairs.

52. This was the 2nd house I offered on.
I looked at maybe 20 houses. Price excluded most properties. I started looking at condos, but they were more expensive than my house and were basically an apartment, which is the lifestyle I wanted to leave behind.

the roofing shingles are peeling up...the gables need repainting...the windows are growing mildew...the yard is a mess...welcome to the wonderful world of homeownership!

Seriously, congratulations. I'll never go back to shared housing if I can help it. It is wonderful to have your OWN place, where you can paint your bedroom purple if you want to, put your own locks on the doors, and have a little elbow room between you and your neighbors.
